Although we are a Manchester-based firm, we manage properties across the United Kingdom. Our experienced property managers routinely visit ‘our properties’ to ensure they are being looked after in the way you’d expect.

Valuations

As a firm of Chartered Surveyors, our RICS Registered Valuers undertake both residential and commercial property valuations for a variety of purposes that comply with RICS ‘Red Book’ standards. We also provide desktop valuations where required and offer pre-acquisition advice to investors in respect of potential property purchases.

We regularly undertake Insurance Reinstatement Cost Assessments, to ensure that properties are adequately insured. This mitigates the risk of insurers applying the ‘Condition of Average Clause’, whereby the amount of claim is reduced proportionally to the value of under-insurance.

Irrespective for which party we are acting, and regardless of the scale or type of dilapidations claim, we use our savvy negotiating skills and expert diplomacy to achieve the best possible outcome.

As a landlord, you will want to preserve the value of your asset and be compensated for any losses that you incur as a result of your tenant’s failure to comply with their lease obligations. The service of Interim Schedules of Dilapidations has taken on an increased importance due to the economic uncertainty of recent years.

As a tenant, you will need advice on the validity and quantum of your landlord’s claim, as well as any statutory protection.

In either situation, you need an experienced building surveyor with knowledge of the legislation, procedures, remedial work options and costs.
