Property Management

With the ever-increasing legislative burden placed on landlords, owning property has never been more complex. However, there is no requirement for property ownership to be stressful. At Pearl Park Chartered Surveyors we go the extra mile in managing your property in a manner such that you’ll actually enjoy owning property!

From the outset, we work hard to ensure a hassle-free handover process whether your property is handed over from a previous managing agent or on completion of purchase.

Although we are a Manchester-based firm, we manage properties across the United Kingdom. Our experienced property managers routinely visit ‘our properties’ to ensure they are being looked after in the way you’d expect.

Whether it’s lease renewals, rent reviews, or anything else relating to the landlord-tenant relationship, our professional surveyors aim to achieve the best possible outcome. We offer preferential rates for our clients on all the properties we manage.

Valuations

As a firm of Chartered Surveyors, our RICS Registered Valuers undertake both residential and commercial property valuations for a variety of purposes that comply with RICS ‘Red Book’ standards. We also provide desktop valuations where required and offer pre-acquisition advice to investors in respect of potential property purchases.

We regularly undertake Insurance Reinstatement Cost Assessments, to ensure that properties are adequately insured. This mitigates the risk of insurers applying the ‘Condition of Average Clause’, whereby the amount of claim is reduced proportionally to the value of under-insurance.

Dilapidations

Irrespective for which party we are acting, and regardless of the scale or type of dilapidations claim, we use our savvy negotiating skills and expert diplomacy to achieve the best possible outcome.

As a landlord, you will want to preserve the value of your asset and be compensated for any losses that you incur as a result of your tenant’s failure to comply with their lease obligations. The service of Interim Schedules of Dilapidations has taken on an increased importance due to the economic uncertainty of recent years.

As a tenant, you will need advice on the validity and quantum of your landlord’s claim, as well as any statutory protection.

In either situation, you need an experienced building surveyor with knowledge of the legislation, procedures, remedial work options and costs.

You need a competent negotiator by your side to help you achieve settlement of the claim and resolution of any dispute.

Our experienced surveyors can act for you and offer advice on how to deal with dilapidations matters in the most effective manner.

Insurance Reinstatement Cost Assessments

With 9 out of 10 UK properties insured for the wrong amount, it is essential to have RCAs undertaken regularly to ensure that your properties are insured correctly.

This mitigates the risk of insurers applying the ‘Condition of Average Clause’, whereby the amount of claim is reduced in proportion to the value of under-insurance.
